SSWA developed a construction vibration control plan and Zone of Influence for One Bloor West, protecting nearby buildings during deep excavation in Toronto.

          Project Overview:

SSWA was retained to assess potential construction-related vibration impacts associated with the redevelopment of 1 Bloor Street West in downtown Toronto.

The study supported the development of a vibration control plan for a high-rise residential tower, including deep excavation and underground construction, within a dense urban environment surrounded by existing buildings.

          Challenges

The project involved a complex redevelopment site in a highly constrained urban setting, with surrounding residential, commercial, and heritage buildings located in close proximity to planned excavation and foundation works.

Construction activities such as demolition, caisson drilling, and excavation had the potential to generate ground-borne vibration that could affect nearby structures. In some cases, adjacent buildings were located only a short distance from the proposed construction works, increasing the need for careful assessment and monitoring.

In addition, the project was required to meet City of Toronto vibration control requirements, including the identification of a Zone of Influence and the development of a monitoring and management plan as a condition of building permit approval.

          Outcome

The vibration control plan supported the advancement of a major high-rise development in a dense urban environment by providing a clear and coordinated approach to managing construction-related vibration.

By identifying potential impacts early and establishing a structured monitoring program, SSWA helped ensure that construction could proceed while maintaining compliance with City requirements and minimizing risk to surrounding buildings.

The study also supported communication with adjacent property owners and provided a framework for addressing potential concerns throughout the construction process.

          Approach

SSWA completed a detailed assessment to understand potential vibration impacts and support the development of a practical control strategy. This included:

Using this information, SSWA defined the expected Zone of Influence where construction vibration could affect nearby buildings and identified locations requiring monitoring.

          Results

The assessment identified the buildings most likely to be affected by construction vibration and established a clear framework for managing potential impacts.

Key outcomes included the identification of nearby buildings requiring monitoring due to their proximity to construction activities, as well as the establishment of a defined Zone of Influence to guide communication and coordination with surrounding properties. A monitoring strategy was developed to track vibration levels during construction, and more sensitive structures, including heritage buildings, were identified as requiring additional consideration.

The study provided clarity on where and how vibration effects may occur, allowing for proactive planning and risk management.
