Amazon Fulfillment Centre

Project Overview:

SS Wilson Associates completed a Noise and Vibration Feasibility Study for a proposed Amazon fulfillment centre located along Steeles Avenue East in Toronto. The site is situated within an employment area in proximity to existing residential uses and a nearby rail corridor, requiring careful consideration of environmental noise and land use compatibility.

Challenges

The proposed warehouse development is influenced by multiple noise sources, including heavy truck movements, loading operations, rooftop mechanical equipment, and transportation noise from Steeles Avenue. Potential vibration from nearby rail activity was also considered.

Initial results identified exceedances of MECP NPC-300 criteria at nearby residential receptors, requiring a coordinated mitigation approach to support compatibility with surrounding sensitive land uses.

Approach

A detailed noise feasibility assessment was undertaken in accordance with MECP NPC-300 guidelines, including acoustic modelling of transportation and stationary noise sources, as well as vibration from rail activity. The analysis informed mitigation strategies at both the site planning and building design stages.

Outcome

The study demonstrated that the proposed facility could be integrated within its surrounding context while addressing potential noise impacts associated with large-scale warehouse operations.

Mitigation measures, including an acoustic barrier and operational controls, were identified to support compatibility with nearby sensitive uses.

With these measures in place, the development was demonstrated to achieve compliance with MECP noise and vibration criteria, supporting the successful integration of a large-scale industrial facility within the surrounding context and maintaining compatibility with adjacent residential uses.
