Detailed Noise Study-Walness Subdivision

Project Overview:

SSWA was retained to complete a Detailed Noise Control Study for a proposed residential subdivision in the City of Brampton to support Site Plan Approval.

The site is influenced primarily by surrounding roadways, including Mayfield Road, Brisdale Drive, and Clockwork Drive, which represent the key sources of transportation noise affecting future residents.

Approach

SSWA undertook a comprehensive assessment to define the noise environment and identify appropriate mitigation requirements for the development.

The work included predicting future sound levels from surrounding roadways using the MECP’s ORNAMENT modelling program, reviewing the site layout, grading, and building orientation to understand noise exposure across the development, and identifying areas where outdoor and indoor sound levels may exceed applicable criteria. Based on this assessment, mitigation measures were established, including sound barriers where required, building envelope and ventilation requirements.

Challenges

The site is influenced by multiple surrounding roadways with moderate to high traffic volumes, resulting in varying sound levels across the development. The layout and grading of the subdivision created differing exposure conditions, particularly for lots located closer to major roads. This required careful coordination to address both outdoor amenity areas and indoor living spaces, while maintaining consistency with the overall site design.

Results

The assessment identified that noise exposure varies across the site, primarily based on proximity to surrounding roadways. Higher exposure areas required acoustic barriers, while indoor mitigation measures varied across the development, including central air conditioning or provision for future installation. Additional building design considerations were identified for more exposed units. Overall, the study established a coordinated set of mitigation measures, demonstrating that appropriate noise conditions can be achieved across the site.

Outcome

The study confirmed that the proposed development could achieve compliance with applicable sound level criteria through an integrated noise control strategy tailored to the site conditions.

The assessment supported the advancement of the development application by establishing clear and implementable noise mitigation requirements for both the site and buildings, while maintaining compatibility with the surrounding transportation corridor.
